ENFIA 2022: The posting of the liquidations has started


The posting of ENFIA’s statements for 2022 has just started, a process which is expected to be completed in the next few hours.

According to the Ministry of Finance, 80% of the 7.3 million owners will be asked to pay a lower tax, 13% will pay the same tax, while a small percentage, about 7 to 8%, will pay an increased tax.

The total tax will be lower compared to last year by 380 million, while compared to the one paid for 2019, the tax reduction is of the order of almost 1 billion euros. On average, the reduction in percentage amounts to 34%.

The payment of ENFIA will be made in 10 equal monthly installments. The first installment will be paid at the end of May and the last at the end of February 2023.

According to yesterday’s amendment, the final reductions of the ENFIA of natural persons, depending on the total value of the real estate are the following:

• For real estate value up to 100,000 euros, the discount is 30%.

• For real estate value up to 150,000 euros, 25% discount.

• For real estate value up to 250,000 euros, 20% discount.

• For real estate value up to 300,000 euros, 15% discount.

• For real estate value up to 400,000 euros, 10% discount.

Taxpayers will find the new real estate tax account on AADE’s myAADE digital portal by following six steps:

1. Go to the myAADE homepage.

2. Click on the “Applications” window.

3. Click on “Popular Applications”.

4. Click on “Statement E9 / ENFIA”.

5. The page with ENFIA and E9 will open. The entry to the page is done with the Taxisnet codes.

6. Select the year 2022 and see the liquidation of ENFIA 2022.

In the new liquidation of ENFIA there are differences in relation to the previous years. A complete picture is provided of the amount of tax corresponding to the fair value of each property and what arises after tax deductions or increases. Specifically, the new liquidation indicates the new total value of the real estate that has arisen after the revaluation of the fair values, as well as:

• The main tax

• The deduction or increase of the principal tax based on the total value of real estate.

• 50% or 100% discount for low-income property owners.

• The total amount of ENFIA.
